135 new homes hit the market this week — a modest 2% increase week-over-week. Inventory remains competitive in Central Virginia, so well-priced homes in desirable neighborhoods continue to move quickly. This includes my newest listing at 209 Stonehouse Dr.
Mortgage Rates Continue to Climb
The national average for the 15-year conventional mortgage rose from 5.5% to 5.8% in just two weeks. Many buyers and sellers are watching how the latest executive orders from President Trump might impact future rates and housing policy.

Median Home Prices Rise in Lynchburg & Surrounding Counties
The median home price in our area has increased $12,900 year-over-year, reflecting a 4.5% appreciation. The current median now sits at $299,900.
This steady growth shows continued demand in Lynchburg, Campbell County, Bedford County, and the greater Central Virginia region.
Housing Affordability Remains Healthy for Virginia Families
According to the latest available census data paired with current pricing, the average home now represents about 22% of the typical Virginia family’s budget (up slightly from 21%).
Experts generally recommend keeping housing costs under 25-30% of income. Anything above 34% is often considered “house poor.” At 22%, the average Virginia household remains in solid shape affordability-wise — good news for both buyers and long-term homeowners in the Lynchburg metro.
Spotlight: Most Expensive New Listing This Week
The standout luxury listing this week is a stunning Smith Mountain Lake property listed by Michael Pagans of MKB Realtors. This nearly 5,000-square-foot home features a 4-bedroom septic system and just hit the market at $2.2 million. Perfect for those seeking high-end lake living with plenty of space and amenities.

For months I’ve been highlighting the shift in our market. The $300,000 price range has now taken a clear lead, making up 25% of homes sold while the $200,000 bracket sits at 23%. This confirms the ongoing transition where mid-range priced homes are becoming the sweet spot for many Lynchburg-area buyers.
