Lynchburg VA Housing Market Update: Median Home Price Drops $10,000 This Week
April 2026 — Hi Neighbor, I’m Nathan Haefer with Haefer Homes (and that’s my son Caleb saying hi in the background). Here’s your weekly market update for Lynchburg, Virginia and the surrounding areas.
We’ll cover home affordability, this week’s most expensive listing, and a key pro tip if you’re thinking of selling this year.
New Listings and Inventory Trends
There were 131 new listings this week, up 2%. Overall inventory is down approximately 40 homes compared to this time last year. Last year had a rocky start, with many homes sitting until summer. This year, homes are selling quickly with a more-normal spring surge.
Mortgage Rates Update
The national averages of all major mortgage loan types decreased just a hair. The 15-year conventional rate is now at 5.7%.
Median Home Price Takes a $10,000 Hit
The median home price in our area took a big hit this week after a 9-month plateau.
I use a 3-month metric, which is more volatile than 6-month or 12-month models. As you can see in the graph, one of the weaknesses of this metric is that we see sharp dives pretty routinely.
Home Affordability in Virginia
According to the latest September 2025 census and this price point, the average home is 20% of the average Virginian family’s budget. You want to stay under 25-30% — anything over 34% is considered house poor.
First-Time Homebuyer Opportunity
The average rent last quarter was $1,609. With this week’s national average conventional rates, you could use that money to buy a $266,000 home. Currently, there are 211 of those homes waiting for a new owner. Give me a call at 434-944-6982 to get started.
Recent Closings and Market Balance
Last week closings soared, but this week they came back to normal — over 13 sales closed every day this week. Cash buyers made up 21%, primarily for condos (60% of those were cash purchases).
The $200k home bracket and the $300k home bracket are still fighting for control of the market. Currently, there are just 3 more homes in the $300k range than in the cheaper range.
Median Days on Market is just 26 days overall, so we’re still in a light seller’s market.

If you’re thinking of selling this year, here’s my pro tip: Invest in professional photography, drone footage, and a Zillow 3D Tour. That combination makes a world of difference — especially the 3D tour. It helps weed out buyers who won’t like the floorplan and keeps potential buyers engaged.
