Negative grading might not be the first thing that comes to mind when you think about protecting your property—but it’s one of the most overlooked causes of long-term foundation and moisture issues. Whether you’re a homeowner, home buyer, seller, or investor, understanding grading can save you thousands in future repairs and protect your investments.
What Is Negative Grading?
Negative grading happens when the soil around your home slopes toward the foundation instead of away from it. This poor drainage pattern funnels water directly to your home’s base, which can lead to:
Foundation cracks or shifting
Basement or crawlspace flooding
Mold and mildew growth
Erosion and landscaping damage
Pest problems
Left unchecked, negative grading creates serious structural risks—making it a red flag for inspectors and savvy buyers.
How To Identify and Fix Negative Grading
Correcting the slope around your home is usually straightforward, and you can even do it yourself if you’re comfortable with basic yard work.
Step-by-Step Fix:
Check the Slope – The ideal grade is at least a 6-inch drop in elevation within the first 10 feet away from your foundation. You can check this with a simple level and measuring tape.
Add Soil Where Needed – Use clean fill dirt to build up low areas. Avoid mulch or topsoil alone—they retain water rather than directing it away.
Compact and Test the New Slope – Gently tamp down the fill and double-check that the water runs away from the house. Rain or a hose test can help confirm you’re on the right track.
Reapply Topsoil and Replant – Once the grading is correct, add 2–3 inches of topsoil and reseed with grass or other toppings (mulch, etc) to prevent erosion.
Consider Gutter Extensions – Even with perfect grading, gutter downspouts that release water too close to the home can cause problems. Extend them at least 6–8 feet from the foundation.
