Lynchburg, VA Real Estate Market Update: Weekend of October 18, 2026
Lynchburg City · Bedford County · Campbell County · Amherst County · Appomattox County
Hi Neighbor, I’m Nathan Haefer with Haefer Homes, and this is your weekly real estate market update for Lynchburg, Virginia, and the surrounding counties of Amherst, Appomattox, Bedford, and Campbell. This week I cover local affordability, the current state of the regional market, and this week’s showcase listing.
Mortgage rates remain elevated. Even so, more homes sold this week than during the same week last year, and the median home value is up 3.3%. Federal Reserve policymakers raised the federal funds rate in September and have signaled that another increase may come before the end of the year.
New Listings in the Lynchburg Area
This week 86 new listings came on the market across Lynchburg City and Bedford, Campbell, Amherst, and Appomattox Counties. That volume is typical for this week of the year.
Sold and Pending Homes
Closed sales held steady, averaging more than 13 homes sold per day. Pending sales rose from last week, with 10 homes going under contract.
Days on Market
The average home now spends 52 days on the market. The median is much shorter: half of local homes go under contract in less than 23 days. A well-priced, well-prepared home in this area can still sell quickly.
Where the Inventory Sits by Price Range
The $200,000 price range now makes up 28% of active listings and is the largest single bracket. The $300,000 range, which previously held the top spot, held steady at 25%.
Lynchburg Home Values and Appreciation
The median home value in the Lynchburg area is now $314,900. That is 3.3% higher than a year ago, an increase of about $10,000.
For context, the Lynchburg area’s median appreciation rate since 1974 is 4.3% per year. This season’s growth is positive but slower than the long-term norm.
Mortgage Rates This Week
The national average for a 30-year fixed mortgage is currently 7.2%. That is slightly above its 50-year historical average of about 7%. The national average for a 15-year conventional loan came in at 6.7% this week.
The federal funds rate and mortgage rates are not the same thing. Mortgage rates tend to follow longer-term bond yields and inflation expectations, so a Fed increase does not automatically raise mortgage rates by the same amount. Rate decisions do shape borrowing costs over time, though, and they are worth watching.
Is Housing Affordable in Lynchburg Right Now?
What do current home prices and rates mean for real households? I use a simple benchmark:
- If more than 34% of a household budget goes to housing, that household is house-poor.
- If less than 26% goes to housing, that household budget is positioned for wealth building.
Based on 2025 U.S. Census Bureau survey data for Lynchburg and this week’s market data, the average home costs about 26% of the average working household’s income. That places Lynchburg right at the line between comfortable and strained. It is the same level Lynchburg housing reached in 1990.
Rent vs. Buy in Central Virginia
Renters are facing rising costs as well. The average rent for a three-bedroom home in the area rose 11% year over year and is now $1,832 per month. Depending on down payment, interest rate, taxes, and insurance, a monthly payment of that size could support the purchase of a home priced around $255,248.
If you are renting and want to see how those numbers work for your situation, I’m glad to walk through them with you.
Housing Supply: A Light Seller’s Market
The Lynchburg area currently has 3.7 months of housing supply. That is a light seller’s market, close to balanced. There are 1,098 homes on the market right now, the most available in many years. Buyers have more options than they have had in a long time, and sellers who price well continue to see strong activity.
This Week’s Showcase Listing: 1687 Pilgrim Road, Bedford County
This week’s showcase listing is 1687 Pilgrim Road in Bedford County, Virginia, a 54-acre property listed at $1,750,000. The listing describes a cattle and horse farm with new fencing, multiple paddocks, creek access, and views of the Peaks and the Blue Ridge. If this property fits your goals, call me to discuss it.
Listed by Rick L. Read of Coldwell Banker Commercial Read & Company, 101 Annjo Ct, Forest, VA 24551. MLS# 369809. Information deemed reliable but not guaranteed.
