Weekly housing market report for Lynchburg City, Amherst County, Appomattox County, Bedford County, and Campbell County, Virginia

Hi Neighbor, I’m Nathan Haefer with Haefer Homes. This is your weekly real estate market update for Lynchburg City, Amherst County, Appomattox County, Bedford County, and Campbell County. This week I cover mortgage rates, local affordability, a showcase luxury listing, and the numbers behind our Central Virginia housing market.

Lynchburg Housing Market Activity This Week

138 new listings hit the market this week, the most we have seen since early July.

Buyers and sellers stayed active as well. More than 15 homes sold each day last week, and about 10 buyers and sellers agreed on a purchase offer each day.

Days on market now averages 47 days, but half of our homes sell in under 19 days.

Home Prices in Lynchburg, VA

The current median home value is $315,000, up 1.6%, or about $5,000. Since 1974, the Lynchburg area has averaged 4.9% appreciation, so this week’s increase fits a long-term pattern of steady growth.

Here is how current listings break down by price range:

Mortgage Interest Rates: Now at the 50-Year Average

The 30-year conventional rate now averages 7%, which matches the 50-year average for the country. Government-backed loans averaged 6.7%, and the 15-year conventional averaged 6.3%.

Technically, rates are not high by long-term standards. We are moving away from the 30-year average of 5.6%, though, and that changes what a monthly payment looks like at today’s home prices.

Lynchburg Home Affordability

Based on the 2025 U.S. Census Survey for Lynchburg and this week’s data, the average home costs about 25% of the average working household income. That is the highest share of income a home can represent while still leaving the best potential for building wealth.

Local homes are also only about 3% more expensive relative to income than they were in 1976, when rates were 8.8%.

Rent vs. Buy in Lynchburg

The average rent for a three-bedroom home is over $1,800 per month. At today’s numbers, the average buyer could potentially own a $264,000 home for the same monthly payment they would otherwise spend on rent.

This Week’s Showcase Luxury Listing

710 Forest Lawn Drive in Bedford County, Virginia is listed at $1.1 million. This 2004 lakeside log home is listed by Dan Kellett of Re/Max 1st Olympic, 20395 Timberlake Road, Lynchburg, VA 24502.

Is Lynchburg a Buyer’s Market or a Seller’s Market?

The area currently has 2.6 months of housing supply, which is a light Seller’s Market. It is the closest we have been to a Balanced Market in quite some time. There are over 1,064 homes to choose from across the five-locality area.
